I wonder if anyone has recently had an EPC assessment done, and if your experience is different to mine. Due to my wish to downsize I've had to get an EPC done for conditions of the sale. The assessor arrived, and after introductions asked a few questions, type of heating, thermostats/ programmer, hot water etc,then started to take a few photos of doors and DG window gaps, then had a look at the boiler, the form she had was partially pre filled, she asked about loft insulation and just took my word for it without checking. It was all done within half an hour. Looking at the EPC cert of the house I'm buying it includes things like floor area, thickness of insulation, types of lighting, air tightness etc, all of which were not checked or measured. I haven't yet had the certificate through, but it leaves me doubting the accuracy of it, although it won't really be my problem, as I am only required to have it done, not authenticate the accuracy of it

Sounds like easy money. Quick walk around tick the boxes and get paid. I have never believed EPCs to have much value and thought of them as a jobsworth’s creation.

Thanks. I did not know this site existed. I looked for the EPC for a house the same as ours which the owners bought some years ago. It is still valid and as you say the suggested payback times are really saying “don’t bother“ other than perhaps led bulbs. The suggested saving for those though is way too high. The suggested purchase price is similarly way too low. This one estimated a saving of £45 per annum. The saving is a lot less than half that but still viable. I have only had one led fail and that was because I dropped it! I can’t believe the person who did the EPC bothered to count the number of bulbs. I guess the house has about 25 at a minimum. The EPC said the cost of replacing them is £65. Utter nonesense. Everything else suggested in the EPC was not worth doing for pure cost saving reasons.

I’ve had a Epc recently as part of a new boiler from nest warm home scheme. He was here 15 minutes and went. I found out via nest that I’m not sent a copy of the Epc but to go on the gov website to get a copy.

I found out via nest that I’m not sent a copy of the Epc but to go on the gov website to get a copy. That's right lapa, I paid for my EPC because I'm selling my house, I was told the same thing after asking the company that did it, when will I be getting the report. To be fair mine was uploaded in a couple of hours. It’s nO use to me personally just shows that the things I should do now I can’t afford to do. I am sceptical of the Epc info though as it seems to have changed from the previous although nothing different on the house.

The other day I chatted to a person I have known for years whose business involves the production of EPCs. He agreed that they were a total waste of time and tell you nothing but were the result of some jobsworth sitting in an office dreaming up what sounds like good ideas. It was the same with the Home Information Packs a few years ago.

Well, the bungalow attached to mine is on there, even though it's a council property, I guess mine can't be much different - other than we have a different oil-fired boiler, and no 'Secondary heating.'
